  • We will prepare a written home enhancement proposal and budget for your approval and recommend repairs and improvements to sell your property for the highest price, maximizing your profit.
  • Based on feedback we will make further recommendations for repairs and enhancements that will increase your success in getting your home sold.

Home Marketing Plan

  • We will prepare and submit accurate information to the Greater Albuquerque (MLS) and State (MLS) Multiple Listing Service.
  • A professional photographer will take digital photos of your property for the MLS and listing websites and an interactive video tour will be created, and we will have an accurate floor plan of your home.
  • A high-security, computerized lock box will be installed to facilitate showings.
  • A broker’s open house and traditional open house will be hosted to maximize your home’s professional visibility and attract buyers.
  • We’ll create a custom color photo brochure highlighting the key property features.
  • Photo just listed postcards will be mailed to surrounding neighbors.
  • A beautiful post yard sign will be installed on your property to generate buyer calls.
  • Your home will be featured and advertised on North Star Realty Group NM Facebook page and social media as well as on an extensive list of other websites to include Realtor.comTrulia.com, and Zillow.com,
  • Your home will get featured on our website as an exclusive property optimizing internet presence.

Communication

  • You will be sent a printed copy and link to the MLS presentation of your home for your approval to ensure you are satisfied you’re the representation of your home to the public
  • We will communicate on a weekly basis in person or by phone to update you on the progress in getting your home sold.
  • We will ensure marketing material at your home is stoked.
  • We will send you direct feedback from other agents on showings.
  • We will continuously monitor our marketing strategy and feedback to make adjustments as needed to ensure property is remains competitive in the market to get your home sold.

Transaction Management

  • We’ll open escrow and review the escrow instructions.
  • We arrange for the property, termite, and any other necessary inspections.
  • All agreed-upon home repairs and enhancements will be supervised by our team.
  • We’ll assist with all disclosures, including the seller’s disclosure and supplemental and environmental disclosures.
  • We’ll oversee the loan approval process to be sure your transaction closes on time.

  • We order the preliminary title report and review the condition of title.
  • We order the HOA documents including the CC&R’s, budgets, by-laws, and board meeting minutes.
